Investor ownership has reached a critical mass in Mathews County, with landlords now controlling 2,552 single-family properties, which constitutes 50.4% of the county's entire 5,065 SFR housing stock.
The market is overwhelmingly characterized by individual ownership, which accounts for 2,262 properties, or 88.6% of the investor-owned portfolio. Company-owned properties represent a much smaller share at 343 properties (13.4%).
This individual dominance is further reflected in the entity count, where 3,029 individual landlords operate compared to only 311 companies, a ratio of nearly 10 to 1.
Financing strategies reveal a preference for liquidity or long-term ownership, as cash-owned properties (1,958) outnumber financed ones (594) by more than three to one.
The portfolio is heavily focused on rental income, with 2,538 properties registered as non-owner-occupied, underscoring the deep integration of real estate investing into the local housing market.
